Sydney’s most tenant-friendly suburbs: top 20 areas where rents won’t hurt your wallet
A new report has revealed there are a number of Sydney suburbs within 35km of the CBD where rents on houses typically cost less than $525 per week.
The research commissioned by RentRabbit.com.au identified the city’s 20 most “tenant-friendly” suburbs – defined as those where tenants could find affordable family homes with easy access to the city.
Some of the most accessible suburbs deemed “tenant-friendly” were near Parramatta, including Lidcombe, Westmead, North Parramatta, Rosehill and Greystanes.
Other suburbs within the top 20 (and within 35km of the CBD) were Rydalmere, Dundas, Toongabbie and Wentworthville, and much further out, South Penrith and Ingleburn.

The southwest suburb of Ingleburn, located 40km southwest of the Sydney CBD, topped the list of the most affordable suburbs for tenants.
While Ingleburn’s median weekly rent has increased from $400 in January 2021 to $430 in January 2022, the suburb is still relatively popular among couples and families as available rental stock in the area has grown over the past year.
